2007 MEPT Real Estate Conference - NewTower Trust Company sponsored the first annual MEPT Real Estate Conference on June 7, 2007, at the Fairmont Hotel in Chicago. The conference brought together industry leaders to discuss current real estate development, investment, and performance measurement issues and trends, as well as the future of the industry.  Topics discussed ranged from the macro economy, key drivers in real estate capital markets, innovative concepts in valuation and property management, as well as the growing momentum surrounding Responsible Property Investing including “sustainable” or “green” development and property operations.

Timely Recognition of Entrepreneurial Profit (or Loss) for Development Assets - The focal purpose of this paper is to present a number of issues that frequently impact property value during development. It is also intended to identify primary risk factors affecting valuations of in-process construction and stimulate thought regarding the valuation process whereby appraisers and fund advisors are able to more appropriately reflect the periodic value of assets under development. And, while no single analytic or metric is currently and commonly employed to address the myriad issues involved, this need for accurate valuation and reporting of realized entrepreneurial profit during the development process remains critically important. Accordingly, the following are included to explain and illustrate appropriate integration of these essential concepts in the valuation process: 1) descriptions of key development risk factors (Primary Risk Factors); 2) overview of the magnitude and duration of each risk factor (Development Risk Profile and graphs); and, 3) multiple case studies.
